NOTICE OF SUBSTITUTE TRUSTEE’S SALE
STATE OF MISSISSIPPI
COUNTY OF TISHOMINGO
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated July 8, 2011, executed by L D ABLES and NELL ABLES conveying certain real property therein described to DENISE MCLAURIN, as Trustee, for REGIONS BANK D/B/A REGIONS MORTGAGE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of Tishomingo County, Mississippi filed and recorded July 13, 2011, at Instrument Number 2011002044; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to REGIONS BANK D/B/A REGIONS MORTGAGE; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on September 26, 2024 within the lawful hours of sale between 11:00AM and 4:00PM at the Tishomingo County Courthouse, 1008 Battleground Drive, Luka, MS 38852 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Tishomingo County, Mississippi, to wit:
LOT 16, PART OF THE NE ¼ OF SECTION 2, TOWNSHIP 7, RANGE 10 EAST, DESCRIBED AS FOLLOWS: BEGINNING AT THE NORTHEAST CORNER OF SAID QUARTER SECTION AND RUNNING WEST WITH NORTH BOUNDARY OF SAID QUARTER SECTION 40 RODS TO THE NORTHWEST CORNER OF THE A. YARBER LOT AND THE NORTHEAST CORNER OF THE JACK YARBER SUBDIVISION THENCE WEST WITH NORTH BOUNDARY OF SAID QUARTER SECTION 341 FEET TO THE POINT IN THE WEST RIGHT OF WAY OF SALLY LOU LANE, THENCE WITH THE WEST RIGHT OF WAY OF SAID LANE AS FOLLOWS: SOUTH 30 DEGREES WEST 136 FEET; SOUTH 1 ½ DEGREES WEST 295 FEET; SOUTH 7 DEGREES EAST 169 ½ FEET; SOUTH 19 ½ DEGREES EAST 197 FEET TO SOUTHEAST CORNER OF LOT NO. 2 AND NORTH RIGHT OF WAY OF SALLY LOU LANE, THENCE SOUTH 19 ½ DEGREES EAST 40 FEET ACROSS SALLY LOU LANE TO THE NORTHEAST CORNER OF LOT NO. 4 FOR A POINT OF BEGINNING; THENCE SOUTH 22 DEGREES EAST WITH WEST RIGHT OF WAY OF SALLY LOU LANE 182 FEET; THENCE WEST 130 FEET; THENCE NORTH 22 DEGREES WEST 200 FEET TO SALLY LOU LANE, THENCE EAST WITH NORTH LINE OF LOT NO. 16, 130 FEET TO THE POINT OF BEGINNING.
PROPERTY ADDRESS: The street address of the property is believed to be 29 CITIZENS ST, BELMONT, MS 38827. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
