SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on the 9th day of February, 2023, Shane King executed a Deed of Trust to Carly J. Carman, Trustee, for the benefit of Mill Creek Properties of Oxford, LLC, which Deed of Trust is recorded in Deed of Trust Instrument Number 2023000454 in the office of the Chancery Clerk of the County of Tishomingo, State of Mississippi;
WHEREAS, Mill Creek Properties of Oxford, LLC, has heretofore substituted Christe’ Harris-Leech in the place and stead of Carly J. Carman as Trustee in that certain Instrument Number 2023000454 by instrument dated May 3, 2024, and recorded in the aforesaid Chancery Clerk’s Office as Instrument Number 2024001469; and
WHEREAS, default having been made in the payment of the indebtedness secured by
said Deed of Trust and the holder of the Note and Deed of Trust having requested the undersigned Substitute Trustee so to do, I will on the 23rd day of August, 2024, offer for sale at public outcry and sell during the legal hours, between the hours of 11:00 a.m. and 4:00 p.m., at the front steps of the front door of the Tishomingo County Courthouse in Iuka, Mississippi, for cash to the highest and best bidder, the following described property and land being situated in Tishomingo County, Mississippi, being more particularly described as follows, to-wit:
LEGAL DESCRIPTION
Lot Six (6) in Block Three (3) of Terry’s Survey of the Town of Iuka, Tishomingo County, Mississippi, including the building and store equipment located thereon.
Being the same property conveyed to Mill Creek Properties of Oxford by Molly Jordan in that Warranty Deed dated May 17, 2018, and recorded as Instrument Number 2018001448 in the Chancery Clerk’s Office of Tishomingo County, Mississippi.
The Real Property PPIN number is 17321.
Subject to any easements, restrictions, covenants and mineral reservations of record.
Subject to past-due property taxes, if any, owed to Tishomingo County or any city or subdivision thereof, existing on the subject property.
Title to the above-described property is believed to be good, but I will convey only such title as is vested in me as Substituted Trustee. The undersigned makes no representations or warranties as to acreage or to any matters for which a valid survey would disclose.
